The Loft Hatch meets all building regulations for insulated and fire rated loft hatches and complies with Building Regulation Document L1 & L2 2002 and the robust document.  Designed for domestic loft space access and to fit between 600mm centre trusses, the drop down door is a superb aesthetic alternative to the usual timber or plastic solution and will accommodate standard loft ladders.
 
The panel comes finished in a polyester powder coated white textured finish which can be overpainted to match the surrounding ceiling if required. The door tray is supported along its short length by two removable pivot plates and locked by a concealed key operated budget lock. The panel is fully factory draught stripped and insulated.
 
A high security lock option is available for communal areas or shared loft spaces, the frame detail is also available beaded for tape and jointing on site.

Technical & Fitting Details

Door tray & frame – Formed from 1.0mm and 1.2mm Zintec electro-galvanised mild steel with 25 mm wide picture frame finished in polyester powder coat lightly textured white RAL 9010 20% Gloss

Hinge & Lock mechanism – Factory fitted removable pivot plates with inserted steel pins located into holes in the frame.  Budget or Euro-profile lock case bolted onto the return fold of the door tray with tongue locating into a slot in the frame.  Lock access hole covered with white plastic collar and plug or patented ‘Touchflap’.

Draughtstrip – Black expanded polyurethane draughtstrip 3 x 10mm to all four sides.

Insulation – Rigid fire resistant insulation block CFC & HCFC Free.

U-Value - 0.35.

Fire Certification - Panels tested by Chiltern International Fire (TRADA) Ltd. Test number Chilt/IF02059 20th May 2002.

Preparation - Prepare a clear trimmed & protected opening in the structure 5mm larger than the panel ordered.  Designed to fit between 600mm centre trusses fix cross trimmers spanning between the trusses to form a minimum clear opening of 775 x 553 mm.  Line the inner four faces with 10 or 12.5mm thick plasterboard to suit the frame.  (Where space is at a premium any suitable insulating material can be used to protect the truss from heat transfer from the metal frame.)

Fitting - Offer up the panel and screw fix using 50 mm long screws through the pre-punched holes to all four sides of the frame.  Complete the operation with door in frame if possible.  To remove the door from the frame unscrew the righthand pivot pin plate and slide the plate towards the middle of the door.  The door can now be slid out of the frame.  To replace locate the other pivot pin plate in the frame hole, ensure the centre pin is within its slot then replace the previously removed pivot pin plate ensuring the pin fully locates back into the frame hole. 

Operation – The plastic plug in the door face can be removed with a fingernail.  Then use the square drive supplied ‘T’ key to open and close whilst supporting the door.
